Charles Burt Homefolks Blog

One of the most important elements of marketing your home effectively is setting the price right. Set the price too high, and you won't get any offers and your home might not sell or will take too long to sell. Set it too low and you cheat yourself by not getting your home's full, fair value. As an expert in Carthage and Southwest Missouri area real estate, our Realtors at Charles Burt Homefolks will analyze the market and establish a Comparable Market Analysis for your home, farm, ranch or land.  We will work closely with you to assure that everything possible is done to get the highest price, in the time frame you need.

The condition and appearance of your home are also critical factors in getting the best price for your home. I'll personally walk through your home with you and advise you of what you can do to properly stage your home most effectively. Some areas are much more important and more likely to pay off than others! Often, the buyer is motivated by emotional responses as much or more than financial issues. There are usually things I can point out to you that are easy and inexpensive, yet go a long way toward triggering those "buy" emotions.

As your listing agent, we will negotiate furiously on your behalf throughout the entire process to ensure that your best interests are protected. Real estate negotiations and contracts can be intimidating in their complexity. Most people have almost no experience in these negotiations. After all, how often do you buy or sell a new house? As a top real estate company our Realtors concentrate on getting you the best terms and prices in all negotiations is simply part of my job.

Why Would I Use A Realtor? This is one statement I hear quite often when visiting with
For Sale By Owners (FSBO). Many times the owner has listed with a Realtor in the past and ended up frustrated because they never sold the home nor had many if any showings!

In every instance they blamed the Realtor and felt the Realtor did not do enough to market the home. My first two questions to that owner is;

How was the listing price for your home established?
  1. How was the listing price for your home established?
  2. Did you receive a Comparable Market Analysis for your home

  1. Most people need a mortgage when buying a home.                                                          a).  Go online and check your credit score.  This will help you when searching for a loan.   Credit scores are vital when obtaining a loan.                                                          b).  Meet with a lender to get either pre-qualified or better yet pre-approved for a loan    c).  Pre-qualified is based on a cursory review of information you give a lender              b).  Pre-approved from a lender is based on your actual income, debt and credit history                                                                                                                                     Being pre-approved can save you time when making a written offer.
  2. Decide what features you really want and what features you must have in your next home.  Remember, home buying can be an emotional process and you want to base your home buying on a practical evaluations of the home.
  3. Think long-term and re-sale when buying.

Why hasn't my home sold? This is an age old question asked by many sellers.
   There are 3 main reasons a home sells;
      1). Realtor you select!
          2).  Price
             3). Location
If you have been around real estate for any time, you've heard LOCATION!  LOCATION!  LOCATION!  is the number one selling factor.

If the property is in a great location, Yes you do have an advantage.  However, how many people do you know who will pay the list price for an over-priced home?   Market price is still number one in attracting buyers.

Your Realtor will definitely be a huge factor in marketing your home.  Be sure to discuss their marketing plans for your home.   Check out their website!
